RENTAL SCREENING CRITERIA

Our Basic Tenant Qualifications:
  • Must make at least 3 times the rent income
    • Verifiable with appropriate documentation
  • Felony Convictions - (Note: Yes, we may. We do individualized assessments of each applicant)
  • Recent Evictions - (Note: Yes, we may. We do individualized assessments of each applicant)
  • Cannot owe a previous landlord any money
  • Applicants should have credit scores above 600 (Note: We can approve tenants with lower credit scores, depending on the circumstances, but they will be required to pay a double security deposit)
    • Why? Because we’re in the business of protecting our owner’s investments
  • If Pets are acceptable, they will be required to complete a pet screening through our third-party screening service. 
    • Acceptance will be determined based on the pet screening report. 

Resident Benefits Package:
The Open Key Resident Benefits Package is designed to provide protection and convenience to our residents. All residents are auto-enrolled in the program which includes powerful benefits such as the Utility & Maintenance Reduction Program, Homebuying Assistance, Dedicated Maintenance including vetted vendors, multiple payment options, an online portal with storage for all of your lease documents and easy communication, a Utility Concierge Service, and much more. Inclusions of this package may be possible due to the property; i.e., HVAC is required for the Utility & Maintenance Reduction Program. No discount will be given if an element of the package is not available, the package is all-inclusive.
