As a Tenant of Open Key Management, you are automatically enrolled into our Tenant Benefits Package when you sign a Lease with us.
1. Fair Lease Agreements
- Our lease is prepared and approved by Heist, Weisse, & Wolk, P.A. - one of Florida's most respected law firms - and is designed to be fair and transparent.
- A concierge service will assist you in setting up your utilities as well as any phone, cable, or security needs. Click for details.
- Changing HVAC filters every 2 months is another requirement that you agree to when you sign our Lease. With this package, you will receive the filter you need directly mailed to your residence every 60 days. All you have to do is switch it out. No more inconvenient drives to the hardware store or guessing which filter is right for your system.
- Routinely changing your filter keeps your air cleaner and energy bills lower - as much as 15% in some cases.
- You will have access to a live person 24/7 for any emergency maintenance issues.
- You will have access to an online portal where you can view your Lease, pay your rent, submit maintenance requests and message our office.
- With this feature, you can set up FREE recurring payments to automatically deduct your rent payment and other charges from your preferred payment account, on the day of the month that you choose.
- If you decide to purchase a home after renting with us, we will assist you in the search and negotiation of terms on your new home with professional Buyers Agent representation through our Realtor partner(s).
- Our Pet Profiles provide you a secure place online to store all the important information about your pets. Pet Profiles can easily be shared with pet service providers such as veterinarians, animal hospitals, pet sitters, and doggie daycares. Click for details.
- Nobody likes waiting for a response, that is why we promise to respond to all communications within 24 business hours.
- We inspect your property during your lease term to ensure there are no outstanding repair issues.
- Our vendors are prescreened to ensure they are knowledgeable, friendly, and they leave your property clean after a job. We even send you a maintenance survey after the job so you can give your honest feedback.
- Smart thermostat with the ability to remotely monitor and control from a mobile device. It will help you save money on your electric bill.
- Water leak sensor with alert. It will alert your mobile device if there are broken pipes to avoid water damage in the home.
- Keyless entry system with the ability to remotely unlock the door via mobile phone.
- Open Key Management, Inc will grant a one-time late charge waiver if payment is made within three calendar days of being considered late. This can only be used once within any 12 month period.
- Can I Opt-Out of the RBP?
- You cannot opt out of the Resident Benefits Package.
- How Much Does the RBP Cost Me?
- The Resident Benefits Package is $40/month and will be billed in addition to your rent payment.
